Commerical Service and Maintenance Agreement This service contract provides an annual safety inspection and preventive maintenance service of all heating and air conditioning units. For unexpected service calls during working hours, this agreement includes;
1. A discounted labor cost of $55 per hour for a technician per call.
2. Just $75 per hour for two technicians per call.
3. Twenty percent (20%) discount on repair parts.
4. Priority pricing on all replacement equipment.
The annual safety inspection and preventative maintenance service* includes the following:
Air Conditioning Inspection
1. Check refrigerant level
2. Check Compressor
3. Inspect condenser fan motor
4. Inspect all electrical connections
5. Check contactor points
6. Inspect condenser coil
7. Check air filters
8. Check temperature drop at evaporator coil
9. Check blower wheel and oil when needed
10. Check evaporator fan motor
11. Check thermostat for proper calibration
12. Check disconnect box
Heating Inspection (Electric )
1. Check high voltage
2. Test and inspect safety controls
3. Check thermostat for proper calibration
4. Verify proper temperature rise
5. Check fan relay
6. Check blower wheel and oil when needed
7. Test heating coils
8. Check contactor points
9. Check low voltage wiring
10. Inspect plenum
11. Inspect all electrical connections
12. Check air filters
Heating Inspection (Gas ) 1. Test and inspect safety controls
2. Electronic carbon monoxide detection
3. Check hot surface ignition or spark ignition
4. Check air filters
5. Inspect burners for rust and wear
6. Check for gas leaks
7. Check draft induced fan motor
8. Check blower wheel
9. Check thermostat for proper calibration
10. Inspect pilot assembly
11. Verify proper temperature rise
12. Check gas valve for proper operation
13. Inspect all electrical connections
14. Check low voltage wiring
15. Inspect flue and vent pipe
Test and adjust gas pressure
*Refrigerant, parts and labor for repairs, indoor coil cleaning, and ductwork maintenance, and repair are not included.
